Rules & Regulations in conjunction with Venue Lease Agreement

Performance of this agreement is contingent upon the ability of the Shafaii Hall And Garden, LLC management to complete the same and is subject to disputes or strikes, accidents, government (federal, state, municipal) requisitions upon travel, transportation, foods, beverages or supplies and other causes whether enumerated herein or not, beyond control of management preventing or interfering with performance. In no event shall the reception hall be liable for loss of profit or for similar or dissimilar collateral or consequential damages whether based on breach of contract, warranty, or otherwise.


1.Rent & Deposit: To book the venue, we require 50% down of the facility rental of the chosen date.  Rental fees and deposits are made payable to: Shafaii Broadway Events, LLC. Two party checks are not acceptable.   Once booked, a monthly payment plan will be implemented with final payment due 30 days before the event date.  If all monies are not paid by the last due day, your  function will be cancelled. No partial services provided and no money will be refunded. *Date changes are subject to Lessor’s decision and are subject to a Date Change Fee of up to $1500.* Any changes or additions to the services and contract should be made at least 4 weeks before the event date or earlier. No changes can be made past this time. *All events are subject to City and State Regulations* No refunds including Deposit for any cancellation for any reason including Covid-19* Please read Rules & Regulations carefully.   All credit card payments will incur a 3.5% processing fee.


2. Responsibility for injury or damage: If said premises or any portion of said building, during the term of the lease agreement, shall be damaged by the act, default or negligence of the Lessee, or of Lessee’s agent, or employees, patrons, guests or any person admitted to the premises by Lessee, Lessee will pay to the Lessor upon demand, such sum as shall be necessary to restore said premises to the their present condition. Lessee hereby assumes full responsibility for the character, acts and conduct of all persons admitted to said premises, or to portion of the said building with consent of Lessee or with consent of Lessee’s employee or any person acting on behalf and for Lessee. Shafaii Broadway Events, LLC is not responsible for any damages or theft of vehicles. All children must have parental supervision.


3. Security: Lessor requires Lessee to have police officers on site during the scheduled event. In case of unruly destructive behavior, Lessor has the right to terminate the function. Under no circumstances will handguns or any type of weapons be allowed. Should additional security be needed the Lessee pays additional charges. Additional time added to your event will incur additional fees for security.


4. Furnishings: Floor plans are pre-determined by Lessor for each hall and can not be altered. Tables cannot be moved during the reception. They must remain set up as they were at time of decorating.


5. Use of the Kitchen & Catering: All outside caterers must meet with the venue manager prior to event date. No cooking is allowed on the premises. Lessee is responsible for the clean up unless otherwise stated in the contract. Food can only be served during the designated dinner hours listed during the reception. Lessee is responsible for providing all catering supplies when bringing in their own food. If Lessee or Lessee’s caterer decides to bring in china, Lessee or their caterer will be responsible for clean up and no washing will be allowed in kitchen. Lessor will not provide any catering supplies unless stated in contract. Lessee releases Shafaii Broadway Events, LLC from all responsibility of any ill effects or food poisoning which may occur from catering or hiring someone else to serve food on the premises.  There is a $500 kitchen fee for Shafaii Broadway Events which will include access to the prep room, access to the walk in cooler, access to the ice machine, access to the available luxury chaffing dishes, and serving utensils. Lessee or their caterer is responsible for leaving the prep room in the same condition as it was prior to use. 


6. Alcoholic Beverages: All attending may be required to show proof of age upon request. Drinking by minors is strictly prohibited and will cause the termination of the function. Any person(s) violating this policy, either by serving, promoting the service of, or accepting alcoholic beverages, shall be subject to immediate removal by the police officers in charge. Consumption of alcohol is not allowed in the parking lot. Outside alcohol may be brought in by Lessee. All Alcohol being served by event host must be brought in at least 2 hours prior to event start time and must be stored and served from behind the bar. We require that Lessee hires a licensed bartender to serve all alcohol brought in by lessee. Ice chests are not allowed in the venue.


7.Band & DJBand/Dj must meet with hall manager prior to event date. All equipment for DJ/Band purposes must be compatible with our current electrical system. No connecting direct to the panel.  If this is not done, no DJ/Band will be able to set up or perform. No bands/DJ will be allowed to perform without the approval of the Lessor. Band/DJ must set up at least one hour prior to function start time. Band/DJ must stop playing music in time to breakdown and exit with all equipment by the end of the event time.Bands/DJ must follow all facility rules and must be out of facility by event ending time. Additional hours will be charged by the hour at $1000 per hour of event time and $500 per hour of event breakdown time if accepted by venue management. Band fees not paid are subject the deduction from clients deposit. Failure to follow any of these rules will result in loss of client deposit and/or immediate termination of event. Failure to notify Shafaii Broadway of Band or DJ may restrict access of band or DJ on event day and/or loss of deposit. All cables MUST be taped down with GAFFING TAPE to avoid left over sticky residue on the floor. Failure to follow these rules can result in termination of event and/or cost Lessee their Deposit.


8. Decorations: Lessee is responsible for checking with Lessor’s office as to the restrictions governing decorations. No decorations may be hung from the ceiling. No strings, wire, or staples can be used or allowed to be tied to the walls or ceilings. No nails or tags can be used to hang things on the walls. No rice, glitter, birdseed or confetti allowed on the premises including the surprise gift(s) or parking lot areas. 


9. Restriction of Attendance: Lessee shall not admit to said premises a larger number of persons that can safely and freely move about in said rented areas. Fire code prohibit exceptions. Failure to abide by these rules can result in termination of event.


10. Obstruction of Passages: Neither the halls of said building nor the side walks, entrances, exits including rear doors shall be obstructed be Lessee nor used for other purposes that ingress and egress. Fire code prohibits exceptions.



11. Indemnity: Lessee shall pay for the defense for (including investigation and settlement) indemnify and hold harmless the Lessor from any and all claims, suits, causes of action and liability for damages or injuries to any person (s) or damage to property occasioned by or in connection with

Lessee’s use of the premises. Lessor shall have the right to select its own council and shall control any defenses necessary.


12. Notices: Any notices required under this contract, shall be given in writing to Lessee and to Lessor. No verbal agreements will be honored.


13. Lessor Cancellation of Reservation or Event: Lessor will cancel any reservation at any time if it appears there will be undue damages to the building or grounds or violation of the agreed rules and regulations by Lessee or if agreed rental payments are not received by agreed time. All deposits and moneys received will be retained by Lessor and forfeited by Lessee. Lessee cancellation or change in date of event for any reason will be ground for forfeit of deposit and any monies received for that date. There is a $1500 change of date fee for any date change less than 6 month from the original event date and $1000 for any date change more than 6 month from the original event date


14. Compliance with Ordinance: Lessee shall comply with all rules and regulations, ordinances of the police and fire departments and City of Houston.


15. Fire Hazard: Lessee shall not bring or permit anyone to bring into said building or keep therein anything that will increase the fire hazard. No candles can be used in said premises unless they are in water.


16. Smoking: Smoking is prohibited in the reception hall and restrooms.


17. Final Decisions: Lessor decision shall be final in all respects binding upon any dispute arising from the interpretation of the lease agreement and rules and regulations.


18. Power Outages: Lessor shall not be held responsible for any power outages or weather-related damages that occur during Lessee’s rental of said building. Lessor is not responsible for providing a generator in such circumstances.


19.  Times of your event:  The rental includes 6 hours of event time.  The venue opens at 12pm for access for vendors of your event.  All events must start by 6pm.  Extra hours past your event time are $1000 per hour.  Extra hours for set up before 12pm are $250 a hour. Additional hours added does not include service time fro security officers, DJ or any other vendors that are providing services at the venue.  The lights will come on 30 minutes before the end time of your event.  Your guests and vendors must exit the building no later than 30 past the end time of your event.  Failure to do so, could lead to forfeiture of your deposit.




Signee Information

Monthly payment must be made by the last day of each month to keep your account in good standing.

Two months of non payment is subject to automatic cancelation of event.
