Rules & Regulations in conjunction with Banquet Hall Lease agreement Shafaii Broadway Events 1000 Broadway St Houston TX 77012 


Performance of this agreement is contingent upon the ability of the Shafaii Broadway Events management to complete the same and is subject to disputes or strikes, accidents, government (federal, state, municipal) requisitions upon travel, transportation, foods, beverages or supplies and other causes whether enumerated herein or not, beyond control of management preventing or interfering with performance. In no event shall the reception hall be liable for loss of profit or for similar or dissimilar collateral or consequential damages whether based on breach of contract, warranty, or otherwise. 


Rent & Deposit: Lessee has access to the hall during the time stated on the contract. Lights will be turned on 30 minutes prior to the function ending time. All guests, lessee’s decorations and belongings, Dj’s and band’s equipments must be out of the buildings by function ending time agreed in the contract. Lessee must pay $500 deposit when signing the contract ($1000 Deposit if band is present). The balance must be paid monthly with a minimum payment of $300 and the invoice total is required to be paid off in full 2 weeks before the event date. A minimum of $300 a month is required to keep your contract in good standing. Two months of Noah payments will result in automatic cancellation of event and forfeit of all funds and payments made towards the balance. All payments made within 14 days must be made either, cash, money order, certified bank check or credit card. No personal checks will be accepted 14 days before the event date. Regular monthly payments must be made or written agreements discussed and noted on the contact to avoid event cancellation. A late charge of $25 per day applies if Lessee fails to pay the full amount later than fourteen (14) days prior to Lessee’s function date. Deposits are returned to Lessee, provided all regulations are followed and that no damage, or excessive trash and incidents of any kind occur. Rental fees and deposits are made payable to: Shafaii Broadway Events. Two party checks are not acceptable. Allow seven (7) to ten (10) working days for return of the deposit. Deposits not picked up 1 month after the event will be forfeited. If amounts due are not paid in full, event will be cancelled. No partial services provided and no money will be refunded. Any changes or additions to the services and contract should be made at least 1 month before the event date or earlier.


Monthly Payments: Minimum monthly payments of $300 are required to keep your event in good standings. Contracts that have gone 2 months with no payment are subject to cancellation or date change.

Responsibility for injury or damage: If said premises or any portion of said building, during the term of the lease agreement, shall be damaged by the act, default or negligence of the Lessee, or of Lessee’s agent, employees or vendors, patrons, guests or guest of guest or any person admitted to the premises by Lessee, Lessee will pay to the Lessor upon demand, such sum as shall be necessary to restore said premises to the their present condition prior to their event date. Lessee hereby assumes full responsibility for the character, acts and conduct of all persons admitted to said premises, or to portion of the said building with consent of Lessee or with consent of Lessee’s employee or any person acting on behalf and for Lessee. Shafaii Broadway Events is not responsible for any injuries to lessee or their guest and is not responsible to damages or theft of vehicles. All children must have parental supervision.


Security: Lessor requires Lessee to have two police officers in the building during the scheduled event any time alcohol will be served. Lessor has the option to require security even if alcohol is not served. In case of unruly destructive behavior, Lessor has the right to terminate the function. Under no circumstances are handguns or any type of weapons allowed. Should additional security be needed the Lessee is responsible for the additional charges.


Furnishings: Floor plans are pre-determined by Lessor for each event one week before the event date and can not be altered. Tables cannot be moved during the reception. They must remain set up as they were at time of decorating.


Use of the Kitchen & Catering: All outside caterers must meet with hall manager prior to event date. No cooking is allowed on the premises. Lessee or their caterer(s) is responsible for the clean up of the services they provided. Food can only be served during the designated dinner hours listed during the reception. Lessee is responsible for providing all catering supplies when bringing in their own food. If Lessee or Lessee’s caterer decides to bring in china, Lessee will be responsible for clean up and no washing will be allowed in kitchen. Lessor will not provide any catering supplies unless stated in contract. Lessee releases Shafaii Broadway Events from all responsibility of any ill effects or food poisoning which may occur from lessors's catering or hiring another caterer to serve food on the premises.


Outside Catering: Lessee is welcome to bring in their own vendors at no charge. Vendors must meet with lessor prior to the event date. Vendors must provide all tables, chairs, linen and anything needed to complete their services. 


Kitchen Rental: Outside catering fee will allow the use of prep kitchen but does not allow any food to be cooked onsite. Outside catering fee will include the use of up to 3 catering tables, black linen for catering tables, up to 4 chafing dishes with inserts and fuel, access to prep kitchen, walk-in cooler and ice machine. Caterers are responsible for the general cleaning of the kitchen. Caterers are not allowed to wash dishes or utensils in the lessors prep kitchen sinks.


Alcoholic Beverages: All attending may be required to show proof of age upon request. Drinking by minors is strictly prohibited and will cause the termination of the function. Any person(s) violating this policy, either by serving, promoting the service of, or accepting alcoholic beverages, shall be subject to immediate removal by the venue staff or security officers in charge. Consumption of alcohol is not allowed in the parking lot. Liquor, beer or wine may be brought in by Lessee or Lessee’s guest but must be stored and served at the bar. No ice chest are allowed to be brought into the venue by either the lessee or their guest.



Band & DJ: Band/Dj must meet with hall manager prior to event date. All equipment for DJ/Band purposes must be compatible with our current electrical system. No connecting direct to the panel or breaker box.  Band and or DJ’s are required to fill out the rules and regulation form and will not be allowed to setup if with out filling out and submitting this form. No bands will be allowed to perform without the approval of the Lessor. If band is hired to play during the night, an additional $500 will be added to customers refundable deposit amount. In the event of equipment failures after the start of the function where the function cannot continue, no reimbursements shall be available for sound system failure during the performances as we cannot guarantee equipment performance. DJ must set up at least one hour prior to function start time. DJ’s & Bands must follow all facility rules and break down and be out of facility within agreed upon time between Lessor and Lessee. Failure to follow these rules will result in loss of deposit and/or termination of event. 


Decorations: Lessee is responsible for checking with Lessor for any decoration they bring in. No decorations may be hung from the ceiling. No strings, wire, or staples can be used or allowed to be tied to the walls or ceilings. No nails or tacks can be used to hang things on the walls. No rice, glitter, birdseed or confetti allowed on the premises or parking lot. This also includes any gifts that may be opened during the event time.


Restriction of Attendance: Lessee shall not admit to said premises a larger number of persons that can safely and freely move about in said rented areas. Fire code prohibit exceptions. Failure to abide by these rules can result in termination of event. 


Obstruction of Passages: Neither the venue of said building nor the side walks, entrances, exits including rear doors shall be obstructed be Lessee nor used for other purposes that ingress and egress. Fire code prohibits exceptions.


Indemnity: Lessee shall pay for the defense for (including investigation and settlement) indemnify and hold harmless the Lessor from any and all claims, suits, causes of action and liability for damages or injuries to any person (s) or damage to property occasioned by or in connection with Lessee’s use of the premises. Lessor shall have the right to select its own council and shall control any defenses necessary to the extent permitted by law.


Notices: Any notices required under this contract, shall be given in writing to Lessee and to Lessor. No verbal agreements will be honored.


Lessor Cancellation of Reservation or Event: Lessor will cancel any reservation if two consecutive months have passed with no payment(s) or if no arrangement(s) have been made between the lessee and lessor. A minimum payment of $300 per month is required. Lessor will cancel any reservation at any time if it appears there will be undue damages to the building or grounds or violation of the agreed rules and regulations by Lessee or if agreed rental payments are not received by agreed time. All deposits and moneys received will be retained by Lessor and forfeited by Lessee. Lessee cancellation or change in date of event for any reason will be ground for forfeit of deposit and any money received for that date. Change of date is subject to venue approval and availability and is charged a $500 change of date fee if the date is over 6 months and $1000 if less than 6 months and is based on availability of new date.


Compliance with Ordinance: Lessee shall comply with all rules and regulations, ordinances of the police and fire departments, City of Houston or Harris County.


Fire Hazard: No candles can be used in said premises unless they are floating in water.


Smoking: Smoking is prohibited in the reception hall and restrooms.


Final Decisions: Lessor decision shall be final in all respects binding upon any dispute arising from the interpretation of the lease agreement and rules and regulations.


Rehearsal: Lessee shall be given a single day, 2 hours during business hours to come to said premises for a rehearsal. Lessee must notify and confirm time with Lessor, and time must be confirmed by Lessor. Lessee is responsible for staying within agreed assigned time. Additional hours  are billed hourly at a rate of $125 per hour. No food or drinks are allowed in said premises during rehearsal time. Lessee agrees not to disrupt any decorations or setup made by the lessor. Lessee agrees to abide by halls rules and regulations during any rehearsals prior to the actual function date. No food or alcohol is allowed during rehearsals.


Power Outages: Lessor shall not be held responsible for any power outages or weather related damages that occur during Lessee’s rental of said building. Lessor is not responsible for any damages outside of the Lessor’s control. Lessor is not responsible for providing a generator or any other demands in such circumstances. 


Media Release Form: Lessee’s consents that Shafaii Broadway Events may use photographs and or videos of lessee and their guest on Shafaii Broadway Events, Shafaii Studios or any of their vendors social media platforms and or website. Lessee waives any right to inspect or approve the finished photographs, videos or electronic matter that may be used in conjunction with them now or in the future, whether that use is known or unknown to lessee, and lessee waives any right to royalties or other compensation arising from or related to the use of the image(s) video(s) or any other electronic or printed matter.


Coronavirus (COVID-19) Release: The World Health Organization has declared the novel Coronavirus (COVID-19) a worldwide pandemic. Due to its capacity to transmit from person-to-person through respiratory droplets, the government has set recommendations, guidelines, and some prohibitions which Shafaii Broadway Events, LLC. (the "Organization") adheres to comply. Lessee voluntarily agree to assume all of the foregoing risks and accept sole responsibility for any injuries or sickness to you or your guest or attendees (including but not limited to personal injury, disability, and death) illness, damages, loss, claim, liability, or expense, of any kind that you or your guest may  experience or incur with attendance to your event. On behalf of your guest you hereby release, and agree not to sue, discharge, or to release negative publicity in any way,  and hold harmless Shafaii Broadway Events, Shafaii Signature Events, Shafaii Studios, Shafaii Party and Reception and all of their affiliates and employees and vendors, including all liabilities, claims, actions, damages, cost or expenses of any kind arising out of or relating thereto. You understand and agree that this release includes and claims based on actions, omissions, or negligence of the venue, employees, vendors, agents, and representatives, whether a COVID-19 infections occurs before, during, or after participation in your event. I understand that the rules and regulations within the city of Houston and Harris County are changing and that I agree to adhere to the rules and regulations and any changes at all times. I understand in the event of event occupancy changes I will respect the limit set to the venue. I also understand that face mask are required at all times expect when eating and drinking and that guest may be asked to fill out a release form before they can enter the premises.
